Other expenses for renting a house in China

Rental deposit

The rental deposit is to prevent the tenant from maliciously damaging the room. In order to avoid this kind of loss, the landlord will collect 2 months' rent as a deposit, which will be returned to the tenant after the contract expires.

For example, if your rent is 3,000 RMB per month, you need to pay 6,000 RMB when signing the contract.

Property management fee

Tenants need to pay a monthly property management fee, which includes a series of services such as cleaning, sewage treatment, garbage disposal, greening maintenance, and campus security.The rent of a serviced apartment may or may not include property fees, which needs to be confirmed when signing the contract.

The property management fee is calculated according to the area of the house, that is, how much per square meter, generally 2 to 4 RMB. The price of property management fees in each community is different according to the construction time and property service standards of each community.

Example: If you rent a house with an area of 70 square meters, the property management fee is 3 RMB per square meter, then the total property management fee is 210 RMB. The property management fee is charged monthly and must be paid every month.

Electricity

Electricity prices in China are divided into residential and commercial electricity. Commercial electricity is about 20%-30% more expensive than residential electricity. Some apartments may use commercial electricity, which needs to be confirmed when renting.

Residential electricity is charged according to a tiered system. The general principle is that the more you use, the more expensive the unit price per kilowatt-hour. We can calculate it based on the average of 0.7 RMB/kilowatt-hour.

Example: A 1-horsepower air conditioner is turned on for 10 hours a day, using about 1 kilowatt-hour per hour, and using 300 kilowatt-hours a month, which is 210 RMB.

Water charges

China's water prices are also charged in a tiered manner. Due to the complexity of the algorithm, we will not elaborate on it in detail. The average water supply price for residents in China is about 3.4 RMB/cubic meter.

Example: For two people living together, the water used for washing machine, bathing and cooking is about 50 to 100 RMB per month. Compared with the rent, this part of the cost is not much.

Gas Fee

Gas is mainly used for cooking and bathing. Most water heaters used for bathing are gas water heaters. Even the kitchen faucets are connected to gas water heaters in many houses, so hot water can be used 24 hours a day. Some apartments use electric water heaters.

The gas fee is about 4.42 yuan/cubic meter. For a family of two people, cooking one meal a day, plus the gas used for bathing, the monthly fee is less than 100 RMB.

Frequently Asked Questions about Renting an Apartment in China

It is recommended that you choose a house around the city center, because the subway and bus in China are very convenient, the residential areas around the city center have better environments, and the rental prices are cheaper.

It is difficult to find the landlord's contact information, as the landlord will entrust the house to a real estate agent for rent.

If you encounter problems such as broken electrical appliances or leaking faucets during your rental period, you can contact the landlord directly and ask him to find someone to repair it. In principle, as long as it is not intentional damage by you, the tenant does not need to bear the repair costs.

Example: The monthly rent of the house is 4,000 RMB. The tenant needs to pay 2,000 RMB to the real estate agent for the agency services provided, which is 50% of the monthly rent. When the contract is signed, the payment is made to the real estate agent in one lump sum. Whether you rent for one year or two years, you only need to pay the agency fee once.

When renting a house, it is usually equipped with common electrical appliances such as air conditioners, washing machines, and televisions. If you need other electrical appliances, you can negotiate with the landlord. Some landlords will add them according to your needs.
